THE MARKET / ONE-MINUTE UPDATE
When the asking price comes down
More sale listings had price reductions in September. The share of homes affected tells one part of the story.
A price reduction can put an apartment back on a buyer’s shortlist. In September, StreetEasy recorded cuts on 11.0% of Manhattan sale listings and 10.2% of Brooklyn sale listings. Those shares rose by 3.4 and 0.6 percentage points, respectively, from August.
The figures measure how many listings had a reduction, not the size of the cut or the discount eventually negotiated. A home reduced from an ambitious starting price may still be expensive beside comparable apartments. Its price history is most useful alongside the building, condition, monthly charges and relevant completed sales.
MM&Co. perspective
Rentals showed a separate pattern: advertised rents were reduced on 19.8% of Manhattan listings and 13.6% of Brooklyn listings in September. That measure excludes the effect of free months and other lease concessions. For buyers and renters alike, the revised number deserves a fresh look. What matters next is how the home compares at that price—and what alternatives remain.
