THE MARKET / ONE-MINUTE UPDATE
A pause in the October pace
Manhattan signed contracts eased slightly in the October 19 report. The borough total offers context for a closer look at comparable homes.
Manhattan recorded 191 signed contracts in Howard Hanna NYC’s October 19 report, published October 16. That was 2% below the previous edition’s 195. Brooklyn recorded 112 agreements, down from 122. The counts describe new commitments, rather than purchases reaching the closing table.
A small weekly move is a change in pace, not a verdict on every home for sale. The borough count cannot explain why a buyer chose one apartment over another. A generous living room, a quieter exposure or a different position within the building may matter in an individual search; none can be inferred from the total.
MM&Co. perspective
For someone preparing to sell, recent agreements help establish which alternatives buyers have chosen. Completed transactions add evidence about prices actually paid. Reading the two together gives a fuller picture than either alone. A week’s contract count is a useful starting point; the most relevant comparisons still come from homes that offer a similar place to live.
