A new high in Manhattan’s rental report

Corcoran’s September release brings a higher Manhattan median and fewer homes available at month-end.

Manhattan’s median last asking rent for apartments with leases reported signed reached $5,395 in September, up 9% from a year earlier, according to Corcoran. Its October 8 release also recorded 5,015 active listings at month-end, down 16% annually. The combination points to higher asking prices within the leased sample and a smaller month-end selection.

The definition matters. These are the final advertised rents attached to reported leases; the amounts agreed can be lower. Furnished and short-term rentals may be included. The figure therefore answers a different question from a median covering all homes advertised during the month, and neither measures every existing tenant’s rent.

MM&Co. perspective

For a new search, focus on the terms attached to the actual apartment: the stated rent, any free period, the lease length and the move-in date. A well-planned room or a workable commute may justify a closer look. The borough median sets a reference point; the lease and the apartment determine the experience.
