THE MARKET / ONE-MINUTE UPDATE
A slower September for Manhattan contracts
New agreements fell and average marketing time lengthened in Corcoran’s September condo and co-op report.
Manhattan’s September contract count fell 13% from a year earlier, with 701 condo and co-op agreements in Corcoran’s report, published October 7. Average days on market reached 126, up 7% annually. Fewer homes found buyers in the report’s sample, and those that did had spent longer on the market on average.
These are new agreements, not completed purchases. That distinction helps explain why a quieter month for contracts can sit alongside a busy quarter at the closing table: the closings complete transactions that began earlier. The monthly contract count offers a more recent view of decisions being made.
MM&Co. perspective
For an individual apartment, 126 days is context rather than a deadline. Condition, layout, carrying costs and the nearby alternatives all affect its position. The useful comparison is with similar homes at a similar stage of their sale. A borough average can set the scene; it cannot tell a seller exactly how long the wait will be.
