THE MARKET / ONE-MINUTE UPDATE

A steady median needs a closer look

September remains the latest complete rental month in StreetEasy’s download. The median and the selection answer different questions.

$4,995

Manhattan median asking rent · September 2026

Manhattan’s median asking rent was $4,995 in September, unchanged from August, while Brooklyn’s was $3,945, down 1.3%. September remains the latest complete month in StreetEasy’s file checked October 27. These are advertised rents across bedroom counts, not the amounts agreed in signed leases.

The same monthly series counted 12,736 Manhattan rental listings and 10,758 in Brooklyn. Both totals were below August’s. They describe the selection recorded over the month, not the apartments available to view today. An unchanged borough median can therefore sit beside a different set of homes.

MM&Co. perspective

For a useful comparison, put apartments with similar bedroom counts, lease terms and move-in dates beside one another. Note the advertised rent and any concession separately, then consider the layout and recurring costs. A borough median cannot tell you whether a particular second bedroom works as a bedroom, or whether a lower rent compensates for an inconvenient plan. Use the report to frame the search, then test the actual choices.
