THE MARKET / ONE-MINUTE UPDATE
The reduction is the first comparison
A revised asking price changes a home’s position. Start with what is being compared, then look at the apartment again.
In September, 11.0% of Manhattan sale listings and 10.2% of Brooklyn sale listings had a price cut in StreetEasy’s monthly series. Those shares were 3.4 and 0.6 percentage points above August. The download checked October 27 still ends in September; it is monthly context for a current search.
A price-cut share counts affected listings. It says nothing about how large their reductions were, or whether the new asking prices matched eventual sale prices. A lower ask is a new piece of information about a particular home, rather than proof that it has become good value.
MM&Co. perspective
Build the next comparison from the revised number. Look at competing apartments, relevant completed sales, building charges and any work the home needs. Keep the original asking price in the history, but do not let it become the sole measure of a bargain. The more useful question is whether the home now fits the search and its full cost makes sense alongside the alternatives.
