THE MARKET / ONE-MINUTE UPDATE

A lower ask deserves a closer look

A price change can renew interest in an apartment. Its revised position among comparable homes matters most.

Manhattan sale listings with a price cut · September 2026

Price cuts appeared on 11.0% of Manhattan sale listings and 10.2% of Brooklyn sale listings in September, according to StreetEasy’s download checked October 18. The shares were 3.4 and 0.6 percentage points higher than in August. September remains the latest complete month in the file.

Those percentages count the listings with a reduction; they do not describe the size of the discount. An apartment can be substantially reduced from its first asking price and still sit above comparable alternatives. Another may need only a small adjustment to enter the budget of a different group of buyers.

MM&Co. perspective

Read the new price beside the home’s history, recurring charges, condition and the most relevant completed sales. Then return to the floor plan. A reduction changes the arithmetic, but it does not move a bedroom window or create storage. The strongest reason to revisit is a price that now makes sense for a home that already suits the search.
